Maintenance Emergencies:
Plato's Villas at San Marcos maintain a full-time maintenance staff available to complete routine maintenance requests. For emergency maintenance needs after hours, please call the Emergency Maintenance Number 850.580.6000.
Rent Payment:
  • Payment may be submitted via Resident Portal on our website, personally in the Community Office via personal check, cashier's check or money order. Under no circumstances will cash be accepted by Plato's Villas at San Marcos as payment.
  • Monthly rent installments are due on the 1st day of each month, regardless if the first falls upon a weekend or holiday. It is the responsibility of the resident to ensure that the office receives rent payments. Plato's Villas at San Marcos cannot be responsible for late payments due to any delivery or processing delays. Late fees will not be reversed or waived.
  • A grace period is granted until the 3rd of each month. Rent payments made before the 3rd will be considered on-time. Payment received after the 3rd will incur a late fee of $50 and $10 each additional day. If the 3rd falls on a holiday or other day that the office is closed, it is the responsibility of the resident to ensure that payment is received prior to the day of the closure. ANY unpaid balance will be subject to late fees and be immediately due.
  • Resident will be subject to termination of his/her lease if rent payment is not made by the 10th of the month. A $50.00 fee shall be applied to any check or payment that is returned for non-sufficient funds or fails to clear the issuer's bank in addition to late fees.
  • Parents can also make payments online by logging into tenant portal using the tenants credentials.

Renter's Insurance:

  • In our effort to create a more enjoyable living environment for the student renter, we now require all residents to carry an active renter's insurance or tenant liability policy during their lease term. Requiring basic liability coverage has become a common practice in apartment living to provide peace of mind and protection from the unforeseen events that sometimes occur. Our required tenant liability coverage works to protect the resident from liability exposure created while your student is away from home, including but not limited to negligent damage to the apartment unit, negligent damage to another resident's property or even injuries to guests while visiting. Or if you choose to enroll in a more robust renter's insurance policy, you may be able to protect belongings such as text books, phones, electronics and other valuables in the event of theft or destruction. As long as your chosen policy meets the minimum coverage outlined in your lease agreement, feel free to pick any provider you feel is the best fit for you. If you don't feel like searching for an insurance provider, we offer an easy way to enroll in the minimum liability only coverage as part of your rent payment. If you know you want additional coverage on your belongings but don't want to shop around, we have identified a national insurance provider specializing in student renter's insurance coverage.
