Frequently Asked Questions

What is individual leasing?

With individual leases, you are only responsible for your (or your student's) rent. You aren't liable for your roommates' rent at all! Unlike a traditional lease or a joint lease, if your roommate transfers, graduates, or fails to pay his/her rent, it does not affect you or your lease. College students have enough to worry about; an individual lease is one less thing!

Do I need renter's insurance?

We do require all residents to carry an active renter's insurance policy during their lease term. For your convenience, you will automatically be enrolled in property's Renter's Insurance Package at an additional monthly premium ($15.00)

After move-in, in case you wish to obtain your own renters insurance, kindly opt out in writing within 30 days of procuring it and we can terminate our coverage for you (provided it meets our property renter's insurance requirements

Our leases are "term leases", which means there is a set amount for occupying your room between specific dates. Your monthly payment is an installment that is broken down into equal monthly installments with the first being due on your move-in day (most leases are 12-month terms, however we sometimes have short-term leases available). You are welcome to pay your monthly installments in advance as long as you keep your account current and in good standing. Unfortunately we do not offer discounts for prepaid rental installments at this time.

You don't! As long as you meet our qualifying criteria, you're welcome to apply and sign a lease!
